Some are bank owned foreclosures, and still others are high end mansions priced over $1 Million Dollars.
So, if you’re considering selling your home fast in the Port St Lucie area, follow these 3 tips to make sure you sell as quickly as possible–and for the best price:
Tip #1: Improve Curb Appeal
First impressions are important. Consider what your potential home buyer might think when driving up to your property for the very first time.
Is it attractive, clean, and well-kept, or does it need maintenance that you’ve been putting off?
Is your landscaping well groomed?
Is the grass cut?
Does the exterior need a power wash, fresh paint?
Does the cement for your walkways, driveways, and patios need to be repaired?
Unless you are willing to discount the price well below market value to make up for the repairs, many retail home buyers won’t take a peek inside your house if the outside shows that a lot of work is needed.
Tip #2: Make Upgrades
Have you watched a TV Show from 20 years ago and noticed all the outdated clothing, outdated technology, and clunky computer equipment?
That TV show is set in a time warp.

I’ve walked into 100 year old houses (in other markets) with 100 year old wall-paper.
The kitchen to the right is one so far out of date I nearly gagged.
I’ve seen homes with bright brass light fixtures from the 1980s.
I’ve seen carpet that screams “I’m from the 1970s”
I’ve seen wall mirrors that scream “I’m from the 1960s”
Will your house give your potential home buyer the sensation of a time warp?
The two biggest offending rooms are the kitchen and bathroom. If you have a sorely outdated kitchen or bathroom, you’ll generally have to discount the price below market value to make up for the redo that any new owner will have to do. Spending 30k to upgrade your kitchen will not get you a 30k increase in your asking price.
Sometimes, the biggest offenders are systems:
- outdated electrical system (fuses),
- old roof (15+ years old),
- hot water heaters (15+ years old)
- HVAC units (15+ years old)
These systems age out and are a significant capital expense to fix. I just replaced a roof earlier this year for nearly $9,000.
Some lenders require these aged items to be fixed before sale, and some insurance companies wont insure an old roof. I was forced to replace the roof if I wanted to sell my home fast.
If your systems are that old, or a buyer feels like they have stepped into a time warp, you will have to significantly discount the price to that of a handyman special.
Tip 3: Price Your Home Right
Choosing the right listing price is one of the most important tips for selling your home quickly.
If your home is priced too low, you’ll obviously leave money on the table.
If your home price is too high, you’ll get few offers.
I looked at a vacant lot recently (as an example) that is only worth 5k. The seller wanted 45k because that is what they paid for it a long time ago. That lot is over priced.
The key is to price your home to accomplish your mission to sell your home fast.
